Multiple Conversion Dwelling Construction
Vancouver’s latest plan to ease the city’s housing crisis is to allow homeowners in certain communities to transform their single-family residences into multi-unit, multi-family properties while maintaining their homes’ heritage look. Technically, these transformations are called Multiple Conversion Dwellings or MCDs.
The units of these developments can be made into individual condos or strata, as they are known in BC. According to the BC government, “Strata housing is often referred to as condos or condominiums. However, strata housing not only includes apartment-style condominiums but can also include duplexes, townhouses, fractional vacation properties, and even single-family homes in bare land strata corporations (“strata subdivisions”). In strata housing, the owners own their individual strata lots and together own the common property and common assets as a strata corporation.”
Kerr Design Build both designs and builds MCDs with a number of projects under our belt.
Constructing an MCD is a complex and technical endeavour. Our approach to building one is grounded in precision, quality, and handling the intricate details that make each MCD both functional and sustainable.
Preserving the Exterior Charm:
In every MCD project, special attention is given to preserving and enhancing the house’s exterior facade.
Understanding the importance of maintaining the style and uniqueness of Vancouver’s neighbourhoods, we meticulously work to ensure that the external appearance of each property reflects its original character and blends harmoniously with the surrounding area.
While the interiors undergo a complete transformation to meet modern living standards, the exterior receives careful upgrades, such as restoring original architectural elements and using materials that are in line with the neighbourhood’s aesthetic. This approach respects the heritage and charm of the community and ensures that the MCDs enrich the streetscape, adding cultural and visual value.
Comprehensive Service Upgrades
A key aspect of MCD construction is the upgrade of essential services. This involves a significant overhaul of electrical, heating, and plumbing systems to accommodate the independent units within an MCD. We ensure that each unit is equipped with its own dedicated services, adhering to the latest safety standards and efficiency protocols.
Electrical Systems
Upgrading the electrical system is crucial for safety and functionality. This includes installing separate metering for each unit, ensuring adequate power supply, and adhering to electrical codes. Our team of certified electricians meticulously plans and executes these upgrades to provide reliable and efficient electrical services for each unit.
Heating and Cooling Solutions
Modern heating and cooling solutions are integral to the comfort of MCD residents. We focus on installing independent HVAC systems for each unit, which allows for individual control and optimization of energy usage. This approach not only enhances comfort but also contributes to the overall energy efficiency of the dwelling.
Plumbing and Water Systems
Revamping the plumbing system is essential to accommodate the increased demand in MCDs. We implement comprehensive plumbing solutions, including separate water supply lines and waste disposal systems for each unit. Our plumbing designs are tailored to maximize efficiency and minimize disruptions.
Structural and Space Optimization
In addition to service upgrades, we specialize in structural modifications to maximize space utilization. This includes expanding living areas, adding levels, or converting unused spaces like attics into functional areas, all while maintaining the structural integrity of the original building.
Sustainable Construction Practices
Sustainability is woven into every aspect of our construction process. From using eco-friendly materials to implementing energy-efficient systems, we are committed to reducing the environmental impact of our MCD projects.
At Kerr Design Build, we blend technical expertise with a commitment to quality and sustainability in the construction of Multiple Conversion Dwellings. Our goal is to create MCDs that are not only aesthetically pleasing but also highly functional, safe, and energy-efficient.
