Most single-family lots in RS-1 and RS-5 zones qualify for a laneway home. Key requirements include:

Lot width of 33′ or wider with lane access Maximum unit size of 750 sq ft (based on lot size) Minimum 16′ separation between laneway home and main house One on-site parking space required Rental or family use only — no strata titling 1 and 1½ storey configurations permitted

A laneway home is a fully self-contained residential unit built on the rear portion of a single-family lot, where a garage would typically sit. It has its own entrance, kitchen, and living space — completely separate from the main house.

Most RS-1 and RS-5 zoned lots in Vancouver that are 33′ wide or wider with lane access are eligible. We confirm eligibility during your feasibility consultation at no cost.

Costs vary based on size, design complexity, site conditions, and finishes. We provide a detailed fixed budget during the feasibility phase so you have full clarity before any design or construction begins.

Every project is different. Timelines include design, permitting, and construction phases. We provide a detailed schedule at the start of your project so you always know what to expect.
