WHAT’S COVERED

The Kerr 3/6/12 Warranty

3 Years — Materials & Workmanship

We warranty against all defects in workmanship and materials supplied by Kerr Design Build and our trades.

3 Years — Mechanical Systems

Covers defects in gas, electrical, plumbing, heating, ventilation, and air conditioning systems — as well as exterior cladding, caulking, windows, and doors.

6 Years — Building Envelope

Full coverage against water penetration through the building envelope for six years after completion.

12 Years — Structural Defects

We cover any defect in materials or labour that results in failure of load-bearing components or structural damage to your home.

WARRANTY DETAILS

New Builds: Double Protection

Our warranty covers defects caused by Kerr Design Build and our trade partners. It does not cover:

Normal wear and tear or natural weathering Normal shrinkage of materials such as concrete and wood Damage caused by animals, insects, fire, windstorm, or acts of nature Materials or labour supplied directly by the homeowner Work performed by the homeowner or others after occupancy

The warranty begins at the earliest of: actual occupancy, the granting of an occupancy permit, or substantial performance of the project.

The Kerr 3/6/12 Warranty covers defects in workmanship and materials (3 years), mechanical systems and exterior envelope components (3 years), water penetration through the building envelope (6 years), and structural defects (12 years).

Yes — the Kerr Warranty applies to all work Kerr Design Build performed on your home. It does not apply to pre-existing conditions or work done by others outside our contract.

On new construction, BC law requires all licensed residential builders to provide Home Warranty Insurance through the Provincial Homeowner Protection Office. Kerr Design Build is a Licensed Residential Builder and fully compliant with all provincial requirements.

The warranty begins at the earliest of actual occupancy, the granting of an occupancy permit, or substantial performance of the project.
