A building permit is a legal document signed by the City that lists all approved construction details for your project. The City has a responsibility to ensure you stay within the many bylaws relating to zoning, building codes, safety, sustainability, livability, and accessibility.
The City of Vancouver requires construction permits for the following:
- All new construction
- Additions and exterior alterations
- Building demolition
- Any changes of use of a building or land (either all or in part)
- Most repairs and renovations for a heritage home or site, or a project located in Chinatown, Yaletown or Gastown.

How Long Does it Take to Obtain a Building Permit?
The timeline varies for the district in which you are applying and for the size of your project. For one- and two-family dwelling renovations and additions, it could be approximately 2-8 months. If it’s a very small project, like a bathroom or kitchen renovation, permit approval will likely take much less time.

It may also happen that, while construction is underway, a change to the design is requested. We will discuss any changes with your on-site inspector or plans examiner to ensure everything is clarified and then submit a revision to the City.
