3 Year Material and Labour Warranty
We warranty against all defects in workmanship and materials.

3 Year Mechanical Systems Warranty
This covers any defect in materials and labour supplied for the gas, electrical, plumbing, heating, ventilation, and air conditioning delivery systems, as well as exterior cladding, caulking, windows and doors.

6 Year Building Envelope Warranty
Kerr Design Build’s warranty includes coverage against water penetration for 6 years.

12 Year Structural Defect Warranty
Kerr Design Build will cover any defect in materials and labour that result in a failure of load-bearing components of the home or the structural damage that might result from such a failure.
WHAT IS COVERED?
In general terms, our warranty covers defects. Defects are defined as any damage that requires repair or replacement due to negligence by Kerr Design Build and their associates. For instance, this would include work performed by the Trades under a Kerr Design Build Supervisor and would not cover defects in materials or labour supplied by the owner.
On new construction, the home will be covered by the legislated “Home Warranty Insurance Program” as well as the Kerr Design Build 3/6/12 Warranty.
On renovations, the Kerr Design Build 3/6/12 Warranty will only apply to the work that Kerr Design Build performed on the home. It does not apply to the rest of the building or work done by others that is not part of our contract.
In addition, weathering, normal wear and tear, normal shrinkage of materials such as concrete and wood, material design or labour provided directly by the owner, damage caused by animals or insects, fire, windstorm or other acts of nature, are also not covered under warranty.
On new construction, where another builder has started the project which was later taken over by Kerr Design Build, the whole project will be covered by the New Home Warranty 2/5/10. Only the work that we performed will be covered by the Kerr Design Build 3/6/12 Warranty.
Manufacturers’ specifications or instructions should be followed when materials are supplied or installed in the home and would be used to determine the acceptable performance/condition for warranty coverage. However, it’s important to note that manufacturers’ specifications or instructions are not always available, may not be relevant to local conditions and building practices and do not cover all installation situations. In these cases, normal, local industry standards would determine the acceptable performance/condition for warranty coverage.
Damage resulting from work performed by the owner or under the owner’s direction after occupancy, such as renovations, alterations, deletions or additions, is not covered under warranty.
Commencement
Commencement Date of Kerr Design Build Warranty is the earliest of either the actual occupancy of the new home or area renovated, the granting of an occupancy permit, or substantial performance of the project. Substantial Performance is defined as being used or able to be used for its intended purpose. Substantial performance does not mean all completion list or deficiency list items are completed.
