BC Housing Offers New Secondary Suite Incentive Program
For those who might be interested, homeowners in British Columbia can now receive up to $40,000 in the form of a forgivable loan to help convert part of their property into a new secondary suite. This rebate covers up to 50% of the renovation costs. The unique aspect of this incentive is that the loan does not require repayment if the homeowner adheres to the program’s conditions. This includes renting out the new suite at below-market rates for at least five years while continuing to reside in the main property.
Eligibility
Eligibility for the program is fairly broad, encouraging a wide range of homeowners to participate. Applicants must be Canadian citizens or permanent residents, living in the property as their primary residence with a combined gross annual income of less than $209,420. The property itself must be within specific municipalities or regional districts in British Columbia and have a BC Assessment value below $2.15 million.
What Costs Are Covered?
The incentive covers various costs directly related to creating the secondary suite. These include architectural and design fees, structural modifications, electrical work, appliances, and necessary permits and certifications. However, it’s important to note that labor costs incurred by the homeowner or landscaping costs are not covered under this program.
Steps to Apply
The application process begins on April 17, 2024, and is structured to be as accessible as possible. Homeowners should first verify their eligibility, plan their project, and then gather the required documents to apply online. Once the application is approved and the construction is completed, the homeowner must rent out the suite at an affordable rate to benefit from the loan forgiveness structured over five years.
